Contractor and Remodel Debris: Running Junk Removal for Builders and Remodelers

A kitchen remodel produces a pile: old cabinets, countertops, drywall, flooring, a dishwasher and a lot of broken tile. A bathroom gut does the same, just smaller. Remodelers and small builders would rather spend their crew's time building than hauling, and a junk company that shows up when the pile is ready becomes part of their schedule.

A Different Kind of Commercial Account

Estate work is about care, as in Estate Cleanouts for Attorneys and Executors: Keeping the Paper Trail Clear. Contractor work is about timing and weight. The contractor knows exactly what is in the pile. What they need is for it to be gone when the next trade arrives, and for the bill to be fair for material that weighs a lot more than old furniture.

This is light construction debris from remodels and small jobs. What your local dump or transfer station accepts from a remodel is their call, so learn their rules before you take on the account.

The Contractor Is the Client, Job Sites Are Addresses

Set the contracting company up as one client. Each job site is an address under that client, placed on the map. In JunkBossPro that gives you:

When the remodel is finished, the address stays in the history. If the same homeowner calls the contractor back for a second project, the notes are still there.

Access Notes for Job Sites

Job sites have their own rules, and the crew needs them before pulling in:

That last kind of note matters. Job sites often have new material sitting near the debris. A clear line between what goes and what stays keeps you from hauling a contractor's new lumber.

Load and Weight

Each job records the truck load, the number of items and what is going: “3/4 load · kitchen cabinets, laminate counters, drywall scraps, old dishwasher.” Price the load from your service list the same way you would for anyone else.

Remodel debris is heavy. Tile, plaster and old lumber can push a load well over the weight you include. In JunkBossPro, enter the dump ticket's tons, the tons included and your per-ton rate, and the overage is added to the invoice automatically, like “Dump fee overage (0.28 tons @ $70.00) = $19.60.” Tell the contractor about it up front. Most contractors already expect weight charges on debris.

The haul-to destination on each job gets a Go button in the crew app. A load with old metal ductwork or appliances might stop at the metal recycler before the transfer station.

Timing Is Everything

The contractor's schedule decides yours. Demo happens, debris piles up, and the next trade cannot work around it. Ask the contractor when each pile will be ready and get the pickups on the schedule early. When a contractor texts that demo finished a day early, the job goes on the Waiting List map, and the office can see whether a truck is already heading that way.

Some contractors would rather have a dumpster on site for a big demo than a truck coming back every few days. If you offer dumpster drops too, those are covered in Dumpster Drops for Contractors: Days Included, Then a Daily Rate.

Photos for the Contractor

Before-and-after photos of the debris area show the contractor the site was cleared without them driving over. They also show the homeowner, if the contractor shares them, that the driveway was left clean. Take a wide shot of the pile before, and the same shot after, swept.

Billing a Contractor

A contractor with one remodel a month may be fine paying per job, with a card on file charged when the crew taps Complete. A busier contractor with several sites will usually want one bill a month with each site on its own line. That setup is in Billing Contractors Monthly for Debris Hauls Across Every Job Site.
