Residential and Commercial Junk Removal in One System
Most junk removal companies do both kinds of work. Homeowners call about a garage, a basement, a single couch. Property managers, realtors and apartment complexes call about the same address types over and over. The two kinds of customers want different things, but you shouldn't need two systems to serve them.
Two Kinds of Customer
Splitting work across trucks is covered in Running Two or Three Junk Trucks: Splitting Single Items and Cleanouts. Splitting by customer type is a related idea: residential and commercial work behave differently, and the software should handle both.
What Residential Customers Want
Residential work is mostly one-time jobs. The homeowner has a pile and wants it gone. What they care about:
- A clear price. An estimate from your service list, approved online.
- Knowing when you're coming. Night-before, when-they're-next and arrived alerts, plus the live route map in the customer app.
- Easy payment. Card on file charged at completion, or an invoice they can pay online.
- A crew that knows the job. Load size, items and what's going on the crew's phone, so nobody has to explain it twice.
For residential jobs, the moment that matters most is the end: the empty garage, the after photo, the paid invoice, and a chance to rate the job and refer a neighbor.
What Commercial Customers Want
Commercial work is repeat work across many addresses. A property manager might send trash-outs at a dozen units a month. A realtor might send a listing cleanout every couple of weeks. An apartment complex might need regular service. What they care about:
- One client, many addresses. Every building or unit under their account, each with its own access notes.
- One bill. A monthly statement covering every address, each line labeled.
- Easy requests. A way to ask for service at an address without a long phone call.
- Proof. Before and after photos and an arrived alert, since they're often not on site.
Monthly billing is covered in Monthly Accounts for Property Managers and Realtors: One Statement for Every Address.
Setting Up Both
In JunkBossPro, both kinds of customer are clients. The difference is in how they're set up:
- Residential clients usually have one address and are billed per job, with a card on file where possible.
- Commercial clients have many addresses and are set to Monthly for one statement each month.
Tags and custom fields help keep them straight. Tag clients as “Property Manager,” “Realtor,” or “Apartment Complex,” and use custom fields for things like a purchase-order number or a contact for each property. Reports can then show how much work each kind of customer sends.
Pricing Both
Residential pricing is usually truck-load fractions and specialty items. Commercial pricing often has set prices for standard jobs, like a one-bedroom trash-out. Put both on your service list as separate lines so estimates and statements read clearly. Dump fee overage works the same way for both: the ticket's tons, the included tons and your per-ton rate, added to the invoice or statement.
Scheduling Both
Residential and commercial jobs share the same Waiting List map and the same dispatch board. Some companies keep them on the same trucks and let the map decide. Others give commercial work its own truck or its own day of the week, especially when an apartment complex sends several units at once. If commercial work has its own truck, a saved view on the dispatch board filtered to that truck shows the property managers' week at a glance.
Commercial addresses also build up history faster than residential ones. A unit that gets a trash-out every few months collects access notes and past notes from each visit: which dumpster corral to use, where the elevator key is, which door the manager leaves open for the crew. The crew sees all of it on the phone, so a crew that has never been to the complex still knows the way in.
Commercial jobs often have tight windows. A realtor needs the house empty before photos. A property manager needs the unit cleared before the cleaners come. Put those stops in place by hand after auto-routing.
Balancing the Mix
Residential work tends to be busier on weekends and in the spring. Commercial work tends to be steadier through the month. Having both keeps the trucks moving through slow stretches. The Waiting List and the dispatch board make it easy to see whether next week is heavy on one kind of work and light on the other, so you can push for more of whichever you need.
